When Should You Lock Your Mortgage Rate in Atlanta?

When Should You Lock Your Mortgage Rate in Atlanta?

An interest-rate quote and a mortgage rate lock are different steps in an Atlanta home purchase. Before you build your budget around a quoted rate, ask whether it is locked, how long the lock lasts, and what conditions apply.

A rate lock generally protects the agreed interest rate between the offer and closing when you close within the specified period and your application does not change. It does not mean every number in the mortgage transaction is permanently fixed.

Start with your closing timeline
Ask your loan officer to match the lock discussion to the actual transaction. A signed purchase contract, inspection period, appraisal scheduling, and document collection all affect how confident you can be about the closing date.

A buyer purchasing a completed home in Decatur may have a different timeline from someone waiting on repairs in another Atlanta neighborhood. The best lock period is one that fits your transaction and the available pricing, rather than a guess about tomorrow’s market.

Get the details in writing
Before authorizing a lock, request the rate, loan program, loan amount, points or credits, expiration date, and any lock fee. Ask what happens if the closing date moves beyond the expiration.

Also ask whether a lower-rate adjustment is available if market rates fall. Some arrangements have a float-down feature; others do not. There is no universal promise that your locked rate will fall with the market.

Understand what can change
Changes to your loan amount, property, credit profile, or program can affect the terms of the loan or lock agreement. Report changes promptly so your lender can explain the effect before you make another commitment.

A lock also does not protect you from a higher homeowners insurance premium or a revised property-tax estimate. Continue reviewing the full payment and cash needed to close.

Plan for a delay before it happens
If an inspection identifies a repair, tell your loan officer when the repair is expected to be finished. If the seller asks for a later closing, check the lock expiration before agreeing to the change.

Request a written explanation of extension options and costs. Make sure you understand who would pay any extension charge; do not assume the seller or lender will absorb it.

Make a decision around your budget
Trying to identify the perfect market day can distract from a more useful question: does the available loan fit your payment target and closing plan? Compare the complete terms and ask for clarification whenever the quote and written documents differ.
