FHA vs. Conventional Loans in Georgia: How to Compare
When Georgia homebuyers compare FHA and conventional loans, they often start with the down payment. That is useful, but it should not be the whole comparison.

A more complete review includes your available cash, credit profile, mortgage insurance, expected monthly costs, and plans for the home. Request actual scenarios rather than choosing a loan based on a general rule you saw online.

Understand the basic difference
FHA loans are insured by the Federal Housing Administration. HUD states that eligible buyers may qualify with a down payment as low as 3.5%. Conventional loans are not FHA-insured, and their requirements depend on the particular product.

For conventional loans, a down payment below 20% commonly involves private mortgage insurance. FHA mortgage insurance follows a separate structure. Ask for both upfront and ongoing insurance costs in your comparison.

Ask for comparable scenarios
Use the same home price and a realistic closing date when requesting estimates. If the down payments differ, ask how that affects the amount you retain in savings.

Your comparison should show:

Cash needed for the purchase.
Full estimated monthly housing costs.
Mortgage insurance charges.
Rate, fees, and any points or credits.
Important conditions that still need to be met.
Do not compare one lender's best-case advertisement with another lender's individualized estimate. Make sure both examples reflect your actual circumstances.

Consider your cash after closing
A larger down payment may improve one aspect of the loan while reducing your repair or emergency funds. Decide how much liquidity you want after moving.

If you plan to buy a home that needs work, price the work separately. Do not assume that using nearly all your cash for the purchase will be comfortable simply because the mortgage payment appears affordable.

Ask about the property early
Share the property type and condition with your lender. A condominium, a home with repair issues, or a multi-unit property can raise questions that a general payment estimate does not resolve.

Choose based on the complete proposal
The useful question is, “Which available loan best fits my finances and plans?” A label alone cannot answer that.

Ask your loan officer to explain the reason for the recommendation and the tradeoffs of the alternative. If only one option appears feasible, ask what would need to change to consider another.
