Debt-to-Income Ratio for a Mortgage: An Atlanta Buyer's Guide
Your credit score is not the only number that matters in a mortgage application. Lenders also consider how your monthly obligations compare with your qualifying income.

Understanding debt-to-income ratio, often called DTI, can help you ask better questions about your homebuying budget. It is especially useful before you add a car payment or use savings to pay down a debt.

How the basic calculation works
DTI expresses monthly debt payments as a percentage of gross monthly income. For a mortgage discussion, the calculation considers the proposed housing obligation and applicable debts. The lender must determine which income and payments count for your loan.

There is no universal DTI limit for every borrower. Limits differ among lenders and products.

A simple example
Suppose the qualifying monthly income used in an illustrative calculation is $7,500. The proposed housing obligation is $2,300, and other included debt payments total $700.

The calculation is:

($2,300 + $700) ÷ $7,500 = 40%.

That example explains the math. It does not establish an approval threshold or suggest that a particular borrower will qualify.

Ask before adding a new payment
In the same example, adding a $450 monthly obligation would make the calculation $3,450 divided by $7,500, or 46%.

That is why a purchase you can manage in everyday life may still deserve a mortgage review before you make it. Ask your loan officer to run the proposed change against your actual file.

If you are replacing a vehicle, provide both the existing and proposed payment information. Do not assume the transaction will improve qualification simply because you are trading something in.

Ask before paying a debt with purchase savings
Reducing an obligation may help one part of the application, but spending available cash can affect another part of your plan. Ask the lender to compare possible payoff strategies with your down payment, closing funds, and reserve needs.

The goal is to identify the most useful action and its required documentation before you spend the money.

Keep your personal budget separate
DTI does not capture every household expense or savings goal. Your groceries, utilities, childcare, and desired emergency fund still matter when deciding on a comfortable payment.

Use the lender's calculation to understand qualification. Use your own complete budget to decide what you want to commit to each month.
