Should You Refinance Your Mortgage in Georgia?
A refinance replaces an existing mortgage with a new one. Whether that makes sense depends on what you want to accomplish and the costs of the proposed change.

Before comparing offers, write down your main goal. Is it a different payment, a different loan term, a change in loan structure, or access to equity? A clear goal makes the comparison more useful.

Start with your current loan
Gather your latest mortgage statement and ask for a clear summary of your remaining balance, rate, payment components, and remaining term.

Separate principal and interest from taxes, insurance, and other charges. That helps you avoid attributing every change in the total payment to the refinance itself.

Compare more than monthly savings
Ask for the new loan amount, term, fees, points, credits, and any costs added to the balance. A lower payment may reflect a longer repayment period rather than a less expensive loan overall.

Request a comparison over the time you realistically expect to keep the home or mortgage. Do not assume you will keep the new loan for its entire term if that is inconsistent with your plans.

Use a simple break-even calculation carefully
For an illustrative example, suppose a refinance has $4,800 in relevant costs and reduces the comparable monthly principal-and-interest payment by $200. A basic calculation gives a 24-month break-even period.

That shortcut does not capture every financial effect. A different term, financed costs, mortgage insurance changes, or cash taken out can require a more detailed comparison.

Ask your loan officer to explain both the simple calculation and what it leaves out.

Understand points and lender credits
Points can involve paying more upfront for a lower rate. Lender credits can reduce upfront costs in exchange for different pricing, often a higher rate. The CFPB guide to points and credits explains the tradeoff.

Ask for available alternatives and compare them over your expected holding period. “No upfront cost” does not necessarily mean that the refinance has no cost to you.

If mortgage insurance is your concern, ask about alternatives
Before refinancing solely to remove conventional PMI, ask your current servicer about cancellation eligibility. The CFPB PMI cancellation guide explains that specific conditions apply. FHA mortgage insurance is different.

Make the decision around your goal
Ask what the refinance improves, what it costs, and how long you need to keep it for the expected benefit to make sense. If you are considering cash-out financing, separately evaluate the new debt and how you plan to use the funds.

Refinancing is subject to eligibility and may increase the loan balance or total interest paid. Illustrative savings and break-even examples are not quotes.
