Atlanta Condo Financing: Why the Building Matters Along With Your Application

You may be financially prepared to buy a condo while the property still needs a separate lending review. If you are shopping in Atlanta, bring the building and unit information into the mortgage conversation early. Your income and credit are important, but they do not answer every question about whether a particular condo fits the proposed financing.

Confirm the property’s legal classification
Ask the lender and agent whether the property is a condominium, another type of attached home, or part of a different ownership structure. Appearance alone does not establish the answer. The legal classification helps determine the records and review relevant to the loan. Avoid assuming a townhome-style exterior means condo questions do not apply.

Ask what project review is required
Fannie Mae’s project guidance explains that the applicable review depends on project and transaction characteristics. Requirements are not identical for every condo. Give the lender the exact address and project name, then ask what remains to be evaluated. A personal preapproval letter is not confirmation that a building has satisfied the relevant requirements.

Bring association questions forward
Ask who can provide the documents the lender requests and whether there are charges or timing issues involved. Depending on the review, association finances, insurance, assessments, or other project information may matter. Distinguish a seller’s statement that financing was available previously from the current lender’s evaluation of your specific purchase.

Build the full ownership budget
Include association dues and any known assessments in your household planning. Ask what the association covers and what insurance or maintenance remains your responsibility. A mortgage estimate cannot replace reviewing the ownership documents with appropriate advisers. You need to understand both the loan and the ongoing obligations that come with the unit.

Should you wait until the last week to ask?
Start early enough to identify missing information or a possible mismatch with the intended loan. Ask the lender how project-review progress fits the contract timeline. If a question remains unresolved, avoid treating the closing date as certain. Early coordination can make the decision clearer before you commit additional time or expenses.
