Buying a Duplex in Atlanta: Mortgage Questions to Ask First

A duplex can let a buyer live in one unit while renting the other, but the mortgage conversation is different from buying a single-family home. Start with how you intend to use the property and tell your lender that clearly.

Occupancy changes the financing discussion
An owner-occupied purchase and a property bought solely as an investment may have different terms and requirements. Do not describe an investment purchase as a primary residence. Ask which loan programs can finance the particular number of units and what down payment, reserves, and property standards apply.

Do not count on every rent dollar
Projected or existing rent may be considered under some loan programs, but it is not automatically counted dollar for dollar toward qualification. A lender may request leases, an appraisal with rental analysis, or other documentation, and may apply program-specific calculations. Ask for a review before assuming rent will cover the proposed payment.

Run the ownership numbers
Estimate the full mortgage payment, taxes, insurance, repairs, vacancies, utilities you will pay, and cash needed at closing. Evaluate whether you can carry the home if the other unit is empty. A duplex can be a useful housing strategy when the budget still works under a conservative scenario.
