Finding your next Atlanta home before selling the current one can make moving feel simpler. Financially, it creates an important question: can you complete the purchase and carry the overlapping obligations if the sale takes longer?
The answer depends on your income, debts, available assets, and proposed financing. Equity in a house is not the same as cash ready for the next closing.
Start with the overlap budget
List the current housing payment, proposed new payment, other debts, and any temporary financing. Add utilities, maintenance, association costs, and moving expenses.
Then consider a realistic delay rather than assuming the old home sells on the first scheduled date. Ask what would happen if a buyer requests repairs or the sale falls through.
Your personal budget should remain comfortable even when the lender finds a qualifying option.
Identify the source of purchase funds
If you need the sale proceeds for the down payment or closing costs, discuss whether the purchase must wait for the sale or close on the same timeline.
Provide actual payoff information and estimated selling expenses. The asking price minus the mortgage balance is not a reliable estimate of net proceeds.
Avoid committing money that is still tied up in the current property without a reviewed financing plan.
Ask about temporary financing carefully
A bridge loan may be an acceptable source of funds for certain conventional transactions when the requirements are met. Fannie Mae requires documentation that the borrower can carry the new-home, current-home, bridge-loan, and other payments, and restricts cross-collateralization against the new property.
That does not mean bridge financing is available from every lender or appropriate for every buyer. Ask about collateral, fees, repayment timing, and the consequences if the old property does not sell promptly.
Compare the alternatives
Discuss selling first, coordinating closings, using documented savings, or requesting a contract arrangement that fits the financing timeline. Your agent or attorney should explain any contingency or possession terms.
A temporary rental or storage expense may be easier to manage than an uncomfortable period with multiple housing obligations. Compare the entire transition cost.
Get the scenario reviewed before offering
Give the loan officer statements for the existing mortgage and any other secured debt, asset records, income documents, and the intended sale plan.
Request figures for the proposed purchase both before and after the sale, when appropriate. Do not assume the current housing payment can be excluded merely because the home is listed.
