A condominium can be a practical way to buy in Atlanta, but the list price tells only part of the story. Budget for the mortgage and the association's ongoing costs before deciding what you can afford.

Calculate the full monthly cost
Principal and interest, property taxes, insurance, and any mortgage insurance are part of the housing picture. Condo or HOA dues are usually paid to the association separately from your mortgage servicer. Include them in your personal budget and ask your lender how they affect qualification. Review what the dues cover and whether special assessments or planned increases are being discussed.

Ask about the property early
Financing a condo may involve a review of the project as well as your personal application. Share the development's name and address with your lender before you make an offer if you can. Request association documents through the appropriate purchase process and review rules, insurance, budget, and obligations with your agent and other advisers.

Compare condos fairly
Two units at the same price can have very different total monthly costs. Build a side-by-side comparison with dues, property tax, insurance, parking or other recurring charges, and any anticipated assessment. Leave a cushion for changes over time.
