Many Atlanta homebuyers see “escrow” on a mortgage estimate without knowing exactly what it means. A mortgage escrow account holds money collected with your payment so the servicer can pay certain property-related bills, usually property taxes and homeowners insurance.

Understanding escrow helps you plan for both the first payment and the years after closing.

Separate the loan payment from the escrow amount
Principal and interest repay the mortgage. Escrow funds pay covered taxes and insurance bills. Mortgage insurance, when applicable, is another cost to review.

Ask your loan officer to show each part separately. A quote that highlights only principal and interest may leave out costs that matter to your monthly budget.

Homeowners association dues may be paid separately. Confirm which bills are inside the mortgage payment and which remain your responsibility.

Expect an initial deposit at closing
Your closing figures may include funds to establish the escrow account, along with prepaid expenses. These are not the same as a lender’s origination fee.

Ask for an explanation of the initial escrow deposit and when the next tax and insurance bills are expected. The timing of those bills helps explain why the amount collected at closing differs between transactions.

Escrow does not freeze future bills
Property taxes and insurance premiums can change. The servicer reviews the account and may adjust the amount collected to reflect the expected expenses.

For budgeting, ask what tax and insurance figures support your estimate. Do not treat a seller’s current tax bill or an early insurance placeholder as a guaranteed long-term cost for you.

Keep your own records
Save your insurance declarations, tax notices, escrow analyses, and mortgage statements. Confirm that covered bills were paid, especially after a servicer transfer or a change in insurance company.

If something appears wrong, contact the servicer promptly with the relevant documents. An escrow account is convenient, but reviewing the activity is still part of owning the home.

Ask about requirements before closing
Some loans require escrow. Other transactions may allow a waiver subject to lender and program requirements. If you prefer to pay eligible bills yourself, ask whether that option is available and whether it changes the loan cost.
