Mortgage Preapproval When Moving to Atlanta: What to Plan First
A move to Atlanta often involves several changes at once: a new home, a different commute, moving expenses, and sometimes a new job. Your mortgage plan should account for the entire transition.
Before scheduling a weekend of home tours, explain your relocation to a loan officer. A review built around your upcoming circumstances is more useful than one based only on your current address and paycheck.
Describe your employment transition clearly
Tell the lender whether you are keeping the same position, transferring offices, starting a new role, or changing how you are paid. If you will work remotely, explain the arrangement and ask what documentation is needed.
Provide the actual start date and compensation information when requested. Ask whether any part of the financing timeline depends on receiving documents or income after the move. Do not assume that every relocation scenario is evaluated the same way.
Separate purchase funds from relocation funds
Build two budgets. One should show the money available for the home transaction. The other should cover travel, temporary housing, movers, storage, and other transition expenses.
If an employer offers relocation support, ask how and when it will be paid. Have the lender confirm the treatment of any funds you intend to use for the purchase.
This avoids counting a reimbursement as available cash before you have received it or documented it appropriately.
Narrow the search around your actual routine
Ask your agent to help compare locations against your likely commute, household needs, and preferred property type. Test travel times at the hours you expect to drive.
A house that appears convenient on a map may work differently during your normal workday. If you have only a short visit available, select a focused group of homes rather than trying to see every part of the metro area.
Plan how you will handle reviews from a distance
Discuss who will attend inspections, how you will receive reports, and whether another visit is needed. Ask the closing professional about identification, signing, and payment arrangements well before closing.
Keep all important dates in one calendar. Include travel commitments so your team knows when you may be unavailable.
Treat preapproval as an ongoing conversation
Ask what your letter assumes about employment and occupancy, when it needs updating, and which conditions remain. The CFPB notes that preapproval letters are not guaranteed loan offers.
