An Atlanta rental-property purchase involves more than finding a tenant and estimating a monthly payment. Debt service coverage ratio, or DSCR, financing evaluates rental cash flow under a lender’s program rules. Before treating a projected rent figure as proof that a property qualifies, ask how the lender calculates the ratio and reviews the rest of the transaction.
Ask which rent figure can be used
An existing lease, market-rent analysis, and your own rental projection are different sources of information. Ask which documentation the program accepts and how the property’s current status affects that choice. Do not assume an advertised rental estimate will match the income figure used in underwriting.
Understand the expense calculation
Ask which housing expenses appear in the lender’s coverage calculation. Then build your own operating budget for maintenance, vacancies, management, and other ownership costs. A property satisfying a program calculation does not guarantee that your personal investment forecast will work under every scenario.
Review the borrower and asset requirements
Rental cash flow is central to the discussion, but other conditions still matter. Credit, available funds, reserves, property characteristics, and ownership structure may affect eligibility. Explain whether you plan to buy personally or through an entity before documents are prepared. Requirements depend on the lender and proposed transaction.
Read the payment and exit terms
Compare the proposed payment structure, fees, and any prepayment restrictions that apply. Ask how a future sale or refinance could interact with those terms. Avoid planning around an assumed refinance date or an expected property-value increase. Your investment should be evaluated against the financing actually offered today.
Confirm how the property will be used
Describe long-term leasing, any short-term rental plans, and current occupancy accurately. Different uses may have different documentation or eligibility requirements. Financing approval also does not establish permission for a particular rental activity. Check applicable property, association, insurance, and local requirements with the appropriate professionals.
